DS Community Projects

There is a national need to address the UK housing shortage

The aim of DS Community Projects is to provide affordable rentable accommodation (below ‘market’ value), specifically aimed and reserved for: young renters, families (pre home ownership), key workers and where needed, refugees and migrants.

This accommodation can be sold below market value as affordable housing, used as par accommodation below market value, and can offer a solution to the lack of local authorities social housing.

Through the clever use of well designed, solid alternative housing units, which have been built using sustainable source materials, we will guarantee incredibly low on-going running costs (heating and hot water production).  This ‘smart’ living accommodation aims to capitalise plots of urban space or existing, brown field sites, unused buildings (commercial office and retail space) which are in need of regeneration.

There are multiple economic and social benefits which this venture will deliver, which include :

Tenants: Safe, highly efficient and technically advanced ‘smart’ accommodation at an affordable rent promoting self-worth, independence and responsibility.Local authorities: Regeneration of areas by a company whose sole purpose is to ensure an equal, balanced return for the environment, local community and society as a whole.Local communities: Social well-being and responsibility; accommodation promoted and recognised within the community for its fixed, aspiring covenants.Shareholders and landlords: A fixed long term, reoccurring return from a never-ending supply of tenants.

In certain circumstances the units can represent a saving of half the build cost from the foundation upwards, and also benefit from a massive build time saving.  From the point that the foundations are in place the units can be in place and ready for tents within several days, as opposed to the normal time scale of several months.

We also have plans to introduce a structured agreement for the provision of very cost affective social housing for the homeless, key worker, refugee and migrant population.

At this stage we are looking at building new relationships and future contacts to continue to move forward, and to actively proceed to identify site locations, structure lease arrangements with local authorities, and to confirm the funding structure available at local and government level plus private commercial funding.

We also have the ability and vision to help you retain your land and keep possession of your assets which will increase in value, and to turn a low revenue generating or negative rate of return asset into an asset which will produce you a positive revenue.

This is a national project which will incorporate many different authorities and work together in partnership to identify your specific housing needs, and appropriate specification of units in terms of :- type of units needed / size / style / number of rooms / function and design.

I would like to build a long and lasting socially beneficial relationship with your authority from the concept phase, through to implementation and ongoing provision of housing services to meet your housing needs.

I am very interested in meeting to discuss this unique and progressive concept with you.  Please e-mail me davesmith.21@hotmail.co.uk or ring me 07748315724 to discuss this further.
